Patna. The way of buying and selling land in Bihar is now going to be more transparent and safe than before. The government has decided under the new rules to be implemented from the financial year 2026-27 that no land registry will be done without complete investigation. This clearly means that first the complete condition of the land will be known and only then the deal will be finalized on paper.

Under this new system, the buyer will first have to create his account on the e-Nibandhan portal. After login, all the necessary information to the land will have to be filled. These include:


name of registry office


lapel and mouza


Police station and account number


land area and boundary


Jamabandi Number and Name of Holder


Type of land and details of buyers and sellers


Altogether 13 important information will have to be filled.

After filling the information, the buyer will get the option on the portal whether he wants to know the current status of the land. If chooses yes, the application will directly reach the Circle Officer (CO) and revenue staff. The officials will investigate the ground situation and prepare a report within 10 days. This report will be immediately visible in the buyer’s account. Besides, update information will also be received through SMS.


Prohibition on disputes and fraud


This step will prevent fraud, disputes and fraud to land. The buyer will know in advance whether there are any dues, legal encumbrances or disputes on the land. The aim of the government is that the land buyer should get both security and transparency. Now the buyer can buy the land with peace of mind, because complete information and verification will be ensured beforehand. With this new system, the process of land registry in Bihar is expected to be more reliable and dispute free.
